Role Description
This is a full-time, on-site role for a Property Manager based in Miami, FL. The Property Manager will oversee daily operations of a 190 (139 residential + 51 Commercial) Multifamily portfolio primarily located in Coral Gables, Coconut Grove, Westchester, Hialeah, and Little Havana.
The Property Manager will ensure tenant satisfaction, coordinate maintenance activities, manage budgets, and respond to tenant inquiries. Additionally, the role entails ensuring compliance with local regulations, preparing financial reports, and driving the leasing process to maintain high occupancy rates within these high-demand residential sub-markets.
Qualifications
- Multifamily Expertise: 3 years experience leasing, managing, and/or assisting management in multifamily assets, specifically within the Coconut Grove, Hialeah, and Little Havana markets.
- Strategic Leasing & Market Analysis:
- Verifiable knowledge in selecting and evaluating market comparables to optimize rental rates.
- Continuous monitoring of market comparables to stay competitive and identify rental trends.
- Proven ability to drive high lead-to-tenant conversion rates.
- Renewals & Retention: Proven track record in managing the full leasing lifecycle and executing effective renewal strategies to ensure minimal vacancy.
- Financial Management: Strong skills in budgeting, financial reporting, and strict expense control to maximize asset performance.
- Legal & Process Knowledge: Thorough understanding of the Florida Residential Landlord and Tenant Act and the resulting legal procedures (Notices, Evictions, and Compliance).
- Maintenance & Asset Management:
- Proficiency in conducting regular asset inspections to ensure property standards and safety.
- Expertise in the development and execution of preventative and corrective maintenance plans.
- Coordination of vendors to resolve property issues and protect asset value.
- Communication & Leadership: Strong organizational abilities; bilingual (English/Spanish) skills are highly preferred given the target markets.
- Education & Certifications: Bachelor’s degree in Real Estate, Business Administration, or a related field is preferred. Professional certifications from IREM (e.g., CPM, ARM) or NAA (e.g., CAM, CAPS) are a plus. Real Estate License not required.
- Tech Savvy: Proficiency in Microsoft Excel for data analysis and reporting. Proficiency in property management software and CRM tools; experience with AppFolio is a plus.
